The total refurbishment and extension of this Grade II listed building to provide high-quality office space over all floors from the basement up to the fourth floor.
In the basement area, a new kitchen and breakout area was provided with shower and toilet facilities. This incorporated the rear courtyard with roof skylights over into office accommodation, re model the half flight of the staircase to allow for the existing lift to be extended to basement level including the underpinning of a party wall.
The ground and first floor comprised of the refurbishment of primary rooms, insertion of new doorways between rooms, new marble entrance and reception floor, timber flooring and carpeting. The second to fourth floor were refurbished as office accommodation, including the removal of internal walls, remodelling of toilet facilities and extension of the lift shaft to the fourth floor with a new lift overrun.
The building was provided with a new VRV cooling system with air handling units situated within the pavement vaults at basement level and new fan coil units on each floor to provide air conditioning. New lighting and controls were installed throughout along with new fire alarms, data and containment, external CCTV cameras, new access control and security systems, etc. The under-pavement vaults also accommodate the boiler and bicycle store.
