The transformation at Dolphin Park involved a complete overhaul, including the removal of the old cladding and asbestos roof, followed by innovative adaptations to the existing frame. The building has been fully recladded with a state-of-the-art A1-rated built-up cladding and roofing system, giving it a sleek, modern look.

This steel portal framed warehouse has been comprehensively modernised to meet high environmental and operational standards. Highlights include a new roof with 15 percent rooflights, solar PV, and a mansafe system, all contributing to an impressive EPC B rating.

Targeting a BREEAM Very Good rating, with expectations of achieving Excellent, the refurbishment includes upgraded cladding and insulation, new office and welfare facilities on a mezzanine level, and a fully refurbished warehouse floor featuring diamond grinding and resin coating.

Externally, we’ve enhanced the entrance and car park, improved access with a Section 278 compliant design on Dolphin Road, and upgraded the yard with a new delivery zone, resurfacing, kerbs, fencing, and storm drainage.
