The circa 2,690, sq.ft scheme for the extensive refurbishment and extension of a 1950s Modernist building designed by Richard Seifert to form commercial office space over seven floors for clients Westminster Real Estate.
The works include the construction of a steel-framed extension on the roof and a full-height steel-framed on piled foundations at the rear. The existing façade has been refurbished with curtain walling and a mix of new and retained finishes with a new ground-level entrance to a combined lower ground and ground floor office space.
Other elements include:
- Installation of two new 8-person lifts, one in a new lift shaft and one in an existing, extended lift shaft.
- Conversion of existing vehicle access undercroft into a new shared reception space.
- New internal staircases and a retained and refurbished terrazzo clad main staircase.
- New washroom facilities throughout and a cycle storage and shower facility at the rear of the ground floor.
- New mechanical, electrical and public health services throughout with exposed services within the office floors.
- Green roof with photovoltaic panels.
- Reuse of existing structure, no operational waste to landfill.
- Targeting Breeam ‘Excellent’.
