An extensive redevelopment and rooftop extension of 3 New Square (Building 3, Bloom) at the Bedfont Lake Commercial Park, in Heathrow.
Our sensitive delivery of Building 3 was recognised by the Considerate Constructors Scheme with our site team achieving an impressive 45 / 45.
A new 3rd floor extension provides circa 6,000sqft of office accommodation, coupled with some innovative optimisation strategies resulted in a positive NIA uplift of the existing floors.
Achieving a BREEAM “Excellent” rating, the project involved the wholesale strip out and installation of a new Cat A fit-out, including MEPH systems and incorporates many ESG features such, reuse and repurpose of existing steel, reuse of the raised access floor, extensive power generation via sympathetically placed photovoltaic panels, triple glazing to the elements and extensive bicycle parking and end of trip facilities.
The construction works broadly comprised:
- Structural alterations
- New glazing and cladding to the rooftop extension
- New lift car installation
- New central staircase
- MEP installation including introduction of new plant pods
