A circa 105,000 sq.ft scheme for the extensive refurbishment of 22 Baker Street, London, W1 on behalf of long-standing clients Lazari Investments Ltd.

The redevelopment comprised of the refurbishment and Cat A fit-out, together with Tenants Cat B fit-out to basement, lower ground, ground and four upper levels of 22 Baker Street, London. Our project involved alterations to the existing building, including the installation of additional stairs, removal of a basement car lift and installation of two cycle lifts, installation of PV panels and roof windows at roof level, and refurbishment of an existing terrace at third floor level.

The refurbishment has been designed with the latest in environmental performance standards in mind and is aiming to achieve a rating of BREEAM “Excellent” for the works, together with following WELL Institute design principles where possible, including introducing biophilic design. The key aims of the project are:

  • Encouraging active healthy working.
  • Creating outdoor workspace.
  • Improving energy efficiency and introducing pv panels
  • Encouraging sustainable travel.
